Why You Should Sell Now – Instead of Waiting for Spring

We at the Update blog love to read the Keeping Current Matters blog because it also keeps things simple. Like this recent post on why you should sell your home before spring.

Here are the KCM blog’s top reasons to sell before spring (with some input from Briggs Freeman Sotheby’s International Realty agents; read on):

1. Only Serious Buyers Are Out

At this time of year, only those purchasers who are serious about buying a home will be in the marketplace. The “lookers” are at the mall or online doing their holiday shopping.

2. There Is Far Less Competition

Don’t wait until the spring when all the other potential sellers in your market will put their homes up for sale.

3. The Process Will Be Quicker

Banks have been inundated with both purchase and refinancing loan requests. Both of these will slow in the winter, cutting timelines and the frustration these delays cause both buyers and sellers.

4. There Will Never Be a Better Time to Move Up

If you are moving up to a larger, more expensive home, consider doing it now. Prices are projected to appreciate by over 25 percent from now to 2018. If you are moving to a higher priced home, it will wind-up costing you more in raw dollars (both in down payment and mortgage payment) if you wait.

“November and December can be very good months for finding a buyer, especially local buyers who want to move up. Families are often together and spending more time in their homes during those months and have the opportunity to discuss and contemplate a new house,” says Claire Dewar of Briggs Freeman Sotheby’s International Realty.
